Homeowners on couch using a Home Maintenance Management App

You know there are a lot of home maintenance tasks to keep up with. And if you're like most homeowners, instead of making a spreadsheet or series of calendar reminders, you may have tried downloading an app to help manage your home maintenance, only to find an overwhelming number of options. We downloaded and tested 10 of the most popular options so you don't have to.

The Top 10 Home Maintenance Management Apps in 2026

House Health Home Maintenance Management App

1. House Health

House Health is a free app built around three principles:

  • Education - get paid to learn homeownership. Daily 3-question quizzes cover the early warning signs of common home problems, from musty smells to strange sounds to subtle visual cues. Complete quizzes to earn Home Depot gift cards and learn how to minimize preventable home repairs.

  • Empowerment - DIY, video chat a pro, or outsource maintenance. Each week, your house is assigned 1-3 tailored maintenance tasks, with a do-it-yourself tutorial video and supplies list, the option to video call a pro on demand for guidance, or search Google for a qualified local pro.

  • Financial planning - anticipate big expenses. Using your home's age and location, House Health recommends a savings budget for the big-ticket appliances and sytems that have inevitable expiring lifespans.

Other key features include:

  • AI chat trained on your home's maintenance history

  • House Health score that tracks your home progress

  • home value estimator that accounts for your home improvement projects

  • seamless onboarding that estimates appliance and home system history for you

And much more - all for free. Learn more about House Health and download the app.

HomeZada Home Maintenance Management App

2. HomeZada

HomeZada is a home inventory app that helps document evidence of your assets if you ever need to make an insurance claim, providing peace of mind in case something happens to your home.

They incorporate AI with a chat bot for both general home questions and home insurance risk related questions, as well as a room remodeling image generation feature to reimagine your space in different design styles.

They also include recommended mainteance tasks, but that's a premium feature. Pricing runs from a free tier up to $189/year for multi-property plans. It's a good fit if you want a full home-as-an-asset dashboard and don't mind in-depth setup time to document your home's valuables.

Dwellin Home Maintenance Management App

3. Dwellin

The Dwellin app focuses on its rewards program (redeemed for gift cards) to incentivize manually adding appliances, tracking repairs, and performing proactive maintenance for your home, with accelerated rewards for premium users (but membership costs more than the redemption value of rewards).

They also estimate your annual maintenance cost and your home's carbon footprint (which is a unique feature on this list). Similar to HomeZada, they have a section to upload home valuables for insurance purposes and an AI chat for general questions about yoru home.

Oply Home Maintenance Management App

4. Oply

Oply focuses on its AI chat to answer questions about your home and recommend home service pros from its in-app marketplace (meaning they sell your information to multiple pros who will reach out). You can save pros you enjoyed working with in the past to rehire or recommend in the future.

Oply offers a variety of home projects you can choose from to manually add to your in-app to-do calendar, and storage for tracking receipts from past home projects. The app also contains a series of Amazon affiliate purchase links for everything from kitchen blenders to outdoor benches.

CaveMend Home Maintenance Management App

5. CaveMend

Cavemind provides personalized, season-aware checklists and reminders. As you complete maintenance tasks you can track costs, providers, and notes to keep every job documented.

They also advertise an AI-powered task discovery (Apple Intelligence) that turns "my sink smells" or "new hot tub" into ready-to-add maintenance steps in seconds, but we were not able to find that functionality when navigating the app.

Hippo Home Maintenance Management App

6. Hippo Home

Bundled with Hippo's homeowner insurance, this app leans on maintenance as a way to protect your insurance score — the lesser-known cousin of your credit score that carriers use to help set your premium.

It's a helpful resource if you're a Hippo policyholder using the app to manage your policy, but the maintenance guidance exists to serve the insurance relationship, not the other way around. Hippo has several referral partnerships with brands like SimpliSafe home security and Flume whole home leak detection systems, which informs their home task recommendations.

Frontdoor Home Maintenance Management App

7. Frontdoor

Frontdoor is built around a single feature: video chat with a repair expert. They offer a first video chat free (followed by a $149/year unlimited call plan) and can route you to an in-person pro if the issue can't be solved on camera. With a large network of pros, many calls can be scheduled on demand in under 5 minutes 7 days a week between 9am-10pm Eastern. This is similar to House Health's video chat offering, except they offer video chats for $30/call. So, if you need more than 5 calls per year, Frontdoor will save you money.

Frontdoor doesn't track your home's maintenance schedule or budget, but it is a great tool when you think you can fix something on your own, but you want a second opinion beyond a generic YouTube video without paying $100 and putting on pants to have a home contractor come take a look in person.

Homer Home Maintenance Management App

8. Homer

Home leverages AI to assist in determining home appliances via photo uploads, as well as a voice-based AI chat. Like several aforementioned apps, Homer serves as a digital repository of your home's valuables and expense receipts for insurance tracking purposes.

They have the option to add suggested task lists across a variety of categories, but they are not prioritized by time of year or type of home and only one task list is available in the free tier.

A feature unique to Homer is a paid asset valuation service in partnership with valuemystuff.com to determine how much the contents within your home are worth.

Thumbtack Home Maintenance Management App

9. Thumbtack

Thumbtack is not a maintenance-tracking app, but rather a nationwide marketplace for finding and booking local pros for one-off jobs, with an AI chat to describe what you need. It can be helpful for the reactive "I need someone now" moments when something breaks and you don't want to do a Google search, but it will sell your information to multiple local contractors who will reach out.

While Thumbtack doesn't tell you what to proactively maintain when for your specific home, they do have generic lists of recommended home projects to browse and schedule contractors to complete, with helpful context on seasonal pricing trends for contractors completing that project.

Hint Home Maintenance Management App

10. Hint

Co-founded by Martha Stuart, Hint provides detailed context about a home's geography, including its soil profile and air quality breakdown. Hint requires the most detailed onboarding of any apps in this list, including your name and birthday, home type, move in date, and number of inhabitants and pets. Similar to Hippo and House Health, Hint offers a home score, which is a combination of profile completeness and home tasks completed. Each home tasks includes directions and an AI chat to help troubleshoot any questions.

Hint also has a Services section with prompts for the AI chat to help users find home insurance or internet providers, as well as review and improve their estimated home value, property taxes, mortgage, and utility bills.

The Bottom Line

Most of these apps specialize in solving one problem around home maintenance: remembering, documenting, or booking. House Health is the only app built for comprehensive homeowner education, maintenance, and financial planning — teaching you to catch problems early, giving you a real choice in how to handle them, and helping you save for the ones you can't avoid.
